Please conduct a preliminary market analysis of the Dallas CBD office submarket using the CoStar
database. The objective of this assignment is to improve your proficiency in acquiring market data from
CoStar and to strengthen your skills to conduct basic market research, This assignment will help you
effectively analyze and interpret current market conditions. Detailed instructions are provided below.
1. The submarket is the Dallas CBD office submarket. After you log into the database, click on the
“Properties” tab, and select “All Properties.” From there, you should apply the following four (4)
filters to obtain relevant market data.
i) For property type, please choose “Office”.
ii) Next, click on the “Filters” tab located on the right-hand side and select properties with 3 star, 4 star,
and 5-star CoStar ratings.
iii) For the construction status option, select “Existing” buildings.
iv) Click on the “Location” tab. Under “Market” option, type “Dallas-Fort Worth - TX” market. Next,
select the “Dallas CBD” office submarket (note the market type is based on “Metro Markets (USA)”).
After applying these filters, click on the “ANALYTICS” icon located on the upper-right corner of the
page. This will display the relevant data and graphs for your analysis.
2. Please focus on the following seven (7) variables for this market analysis: 1). Market Rent per SF;1
2). Market Rent Growth (YOY); 3). Vacancy Rate; 4). Net Absorption, 5). Under Construction, 6).
Sales Volume and Market Price per SF, and 7). Market Cap Rate. You should include the graphs for
these variables to support your analysis (e.g., by copying and pasting the graphs into your report).
Note: For the time period, please click on the “History” and “10Y” tabs, which will include the data
in the past 10 years. Also, click on the “Forecast” and “5Y” tabs to add the 5-year forecasting data.
3. Based on your analysis of the market data, do you believe now is a good time to invest in office
properties in this submarket? Why or why not? Please summarize your assessment in 3 to 4 concise
paragraphs, presenting a clear viewpoint supported by arguments and data. While Costar provides
five-year forecasts, please do not rely solely on these projections. It is essential to perform your own
analysis and provide an independent assessment of the market conditions.
4. Please submit your report as a Microsoft Word document via Canvas under Individual Assignment
#1. The report should be no more than three (3) pages, including the seven graphs copied from CoStar.
