Assignment 2

Instructions: You may work in a group comprising up to 7 students.

Consider your team as a private equity fund that is contemplating acquisition of commercial real estate assets. This assignment comprises several tasks:

1. Ascertain who you are and what is your objective. Set up a name for your fund. Ascertain where you will be located. Devise an investment mandate that involves international real estate assets.

2. Private equity funds such as yours will want to gather capital from limited partners who want exposure to assets relating to your investment mandate. Ascertain the potential capital that you will need for acquisition. Additionally, ascertain the capital structure (equity + debt).

3. Identify 3 to 5 commercial real estate assets that match your investment mandate and may be feasible for acquisition. Your fund may likely only be able to acquire one of these eventually.

4. Prepare a set of slides that will facilitate a presentation of the previous points and the reasoning underlying it. This may be beneficial at an initial capital solicitation stage. Upload this file and any other corresponding files to Canvas. Your fund will present this to the class (who will be imitating LPs) during the lecture following the submission.

An acquirer’s task may typically involve sourcing deals, a detailed set of analyses/due diligence process, and structuring solutions. This assignment primarily involves “setting” up your fund and sourcing deals.
