Case Study 1: Redeveloping Unilever House

- Late submissions/presentations will be penalized (-10 pts)
- The first of two case study assignments, each worth 30% towards the final grade
Either working alone or in groups of no more than 5 or 6, read the "Redeveloping Unilever House" case study and present your recommendations to the questions below. This assignment is graded for completeness (having answered all the questions in Part 1 and Part 2), quality of the recommendations (Are they reasonable? Are they consistent with the analysis/argumentation? Do they demonstrate an understanding of the case, knowledge of CREM concepts, and critical thinking?), and the presentation (delivery, structure, style, etc.).
Unilever Submission Requirements:
- Present recommendations
- Submit presentation materials
- A write-up or written report is NOT required
Presentation Guidelines:
- When presenting in a group, all members are required to speak, demonstrate an intimate understanding of the presentation topic, and contribute substantively.
- While there is no required format, presentations will be graded on whether the style and structure of the presentation are effective.

Part 1. Unilever House, Canary Wharf, or Chiswick?
(70 points) Of the options mentioned (Unilever House, Canary Wharf, and Chiswick), which choice best fulfills Unilever's real estate needs in support of their overall corporate strategy? Hint:
- What is Unilever's overall corporate strategy? What is their primary or core business?
- For companies of Unilever's type, what are the primary real estate strategies?
- Which option is the best fit, given the primary real estate strategies, and why?
Your choice should be based on your assessment of Unilever's business objectives, core/primary business, or driving force. I recommend looking at the Nourse and Roulac (1993) model, which is helpful for defining corporate strategy types and provides a hierarchy of real estate strategies by type.
Part 2. Unilever House and Workplace Design
(30 points) Research the global Unilever vision. Assuming they decide to stay at Unilever House, how can their vision be reflected in the renovation and design? Also, consider how buildings and the workplace environment affect corporate culture, collaboration, innovation, and economic value. Provide specific recommendations that are not in the case study. (Don't worry if your decision in Part 1 is to leave. Your recommendation in Part 1 does not need to be Unilever House to answer Part 2.)
